The short answer

Short-term rental turnover work is priced like any other job — flat, published, no premium for urgency. A sofa is $126. A queen mattress is $103. A 42 to 65 inch TV is $68. A quarter-truck clear is $241. Same-day costs the same as next week, and the per-visit minimum is $75.

What makes this category different is not the price. It is the clock. Guests check out in the late morning and the next arrival is mid-afternoon, so removal has to land in the same window as the cleaners, the pool service and the linen delivery.

Why this metro has so much of it

Orlando runs one of the densest concentrations of short-term rental housing in the country. The pool-home corridor out along the western and southern approaches — Kissimmee, Davenport, Champions Gate, Windsor Hills, Reunion, the Four Corners area and the Celebration fringe — exists almost entirely to serve park visitors. Whole subdivisions are built as vacation homes: eight-bedroom houses with themed bunk rooms, a screened pool cage, a games room in the converted garage.

That housing stock turns over its furniture on a schedule no residential home would recognize. A sofa in an owner-occupied house lasts a decade. A sofa in a nine-guest rental that fills fifty weeks a year does not.

What actually gets replaced, and how often

  • Mattresses. The single most review-sensitive item in the house. One complaint about a sagging bed and it is replaced that week. A queen is $103, a king is $114, a twin for a bunk room is $82, and a mattress with box spring as a set is $143.
  • Sofas and sectionals. Great-room furniture in a large rental takes constant abuse. A sofa is $126, a 2-piece sectional $141 and a 3-piece $185.
  • Bunk beds. Themed bunk rooms are the selling feature and they get climbed on. A bunk bed is $123, or $148 for solid wood or loft construction.
  • Patio and pool-deck furniture. Rusts through in this climate faster than anywhere. A patio table is $89 and chairs are $30 each.
  • TVs. Every bedroom has one. $62 under 42 inches, $68 for 42 to 65, $73 above that.

A four-bedroom refresh — two queen mattresses, a bunk bed and a sofa — is $103 + $103 + $123 + $126 = $455. Compare that against a half truck at $431 and you would be quoted $431.

The turnover-day sequence

The operators who run this well do the same thing every time:

  • The cleaner flags the problem item on the checkout walkthrough and photographs it.
  • Photos go out immediately; a flat price comes back the same morning.
  • Removal is booked for the first slot the following day, before the cleaning team arrives.
  • The replacement delivery is scheduled for that same morning, after the removal.
  • The listing never goes off the calendar.

The failure mode is always the same: the old mattress is dragged onto the pool deck or into the garage "for now", and it is still there four turnovers later, in a garage where Florida humidity is doing it no favors.

Do not stage it outside

Two reasons, both local.

First, these are almost all HOA communities with short-term rental covenants that are already watched closely. A mattress against a garage door in a Champions Gate or Windsor Hills subdivision produces a violation letter faster than in an ordinary neighborhood, because the association is attentive to anything that looks like a commercial operation.

Second, it is going to rain. Between June and September a storm most afternoons means anything staged outside at 11am is soaked by 4pm, which turns a re-usable sofa into a disposal item and makes it heavier to carry.

Early and late windows

A very large share of the people arranging this work — property managers, cleaning crews, maintenance techs — are on shift patterns built around the parks and the hotels. Six-in-the-morning starts and eleven-at-night finishes are normal in this metro in a way they are not elsewhere.

So early windows are standard requests, not favors, and they cost nothing extra. If you need the crew at the property before the cleaners arrive at 10am, ask for the first arrival of the day. If you need someone at a property after the last check-in, say so and it gets scheduled.

Managing it remotely

Most owners of these homes do not live in Central Florida. Plenty do not live in the United States. That shapes how the work has to be arranged.

Flat published pricing means an owner in another time zone can approve a number from a photo without a phone call. Access is usually a smart lock or a lockbox code, which is normal and fine. Receipts and photos of the emptied room go back the same day so the owner can see what left the house. And because there is no on-site estimate, nobody has to be present for a stranger to quote a price.

Booking it

Send the photo the cleaner took, say which room and whether the route out goes through the screen cage, and you get a flat price back. Book the first window of the day and the house is guest-ready before the cleaners finish.

If you run several properties, list them all in one message. Multiple addresses in the same subdivision are routinely done in one morning, and each is priced on its own published number.

Can you take the old mattress out through the pool cage?

Usually the crew will route it through the house instead, because forcing anything against a screen panel risks the enclosure. Mention the layout when you book so the route is planned in advance.
