Why Central Florida writes off stored furniture

From roughly June through September, Orlando gets a thunderstorm most afternoons — the sea-breeze collision that makes this the lightning capital of the country — and the air between storms sits at a dew point that feels like a wet towel. The temperature in a closed garage on those afternoons climbs well past what is outside.

Put upholstery in that environment and three things happen in one season. The foam absorbs and holds moisture. Mildew establishes in the fabric and the seams, which is where the smell comes from and why cleaning does not fix it. And any particleboard or MDF component swells at the joint and never goes back.

People describe it as "the garage smell". It is not a smell you can remove; it is biology living in the cushion.

• Photograph everything before it moves, for insurance.
• Book removal for the next morning rather than stacking it in the side yard, which in a deed-restricted community is its own problem.

The drive-and-storm cycle

A specific local trap worth naming. People plan the DIY dump run for a Saturday, load an open truck bed in the morning, and get caught by the storm that arrives around three.

Wet loads weigh more, and disposal at a county facility is charged by weight or by load — check the current gate rate before you go. Wet mattresses in particular gain enormous weight. So the DIY run you costed on a dry Saturday morning bills differently on a wet Saturday afternoon, plus you have driven the 408 or 417 with a tarp doing its best.

A flat price does not move with the weather. $126 is $126 whether the sofa is dry or has been standing in three inches of water since Thursday.

Storm debris and the yard

After a significant weather event, jurisdictions across this metro often run temporary collection arrangements with their own instructions — follow the guidance published for that specific event rather than the ordinary bulk rules.

What those programs generally do not cover is the household side of it: the ruined furniture, the soaked boxes from the garage, the torn-out carpet, the sections of screen from a damaged lanai cage. That is normal removal work.

Clear the garage before hurricane season, not after

A one-car garage is usually $241 to $431. A packed two-car is $587 to $732. Doing it in spring costs the same as doing it in September and saves you the version where everything is wet.

Booking it

Say what happened and roughly when. Wet, mildewed and mold-affected household items are routine work — crews carry masks and proper gloves as standard — and none of it changes the published price.

Morning slots are better in summer for the obvious reason. If a storm is forecast, the earlier window is the one that actually happens.
