The short answer

Estate cleanouts price by volume, because nobody is going to itemize forty years of a household:

A small condo in Altamonte Springs or a one-bedroom in a 55-plus community often finishes at a half or three-quarters. A three-bedroom 1960s block ranch in Conway, College Park or Azalea Park with an attached garage and a Florida room is usually a full truck at $732, and often more than one load. Carry-out is included from every room, and the per-visit minimum is $75.

Why Orlando estates are bigger than the square footage suggests

Homes here have no basements. Everything that would be in a basement in another city is somewhere more annoying.

• The garage. On a slab house, the garage is the basement, the workshop and the storage room. Thirty years of it, stacked to the rafters, with a chest freezer at the back that still hums.
• The Florida room. Older Orlando houses have a converted rear porch full of wicker, a spare dining set and boxes nobody opened after the last move.
• The attic over the garage. Pull-down ladder, no flooring, and eleven artificial Christmas trees.
• The shed in the back. Rusted tools and a lawn mower that has not run since the last owner.

When you estimate an estate here, walk all four of those before you guess.

Per-item pricing for the heavy things

Some items are worth knowing individually, because the family usually wants a specific number for them:

A washer, a dryer and a chest freezer out of the garage is $133 + $128 + $146 = $407. If the rest of the garage is going anyway, the volume price usually swallows all three more cheaply.

Snowbird and seasonal homes

A large slice of estate work in this metro is seasonal-residence work. A parent kept a place in Altamonte Springs, Casselberry, Winter Springs or one of the 55-plus communities out towards Kissimmee, came down November to April, and the family lives somewhere else entirely.

That has two consequences. First, the house has often sat closed through a Florida summer, and closed-up furniture in this climate develops mildew whether or not the air conditioning was left on a timer. Upholstery that the family remembers as good is frequently not saleable. Second, the family is coordinating remotely. Flat pricing from photos matters more when the decision-maker is in Michigan.

Sell, donate, keep, remove

Do the sorting before the truck day, not during it. The order that works:

• Documents first. Deeds, titles, insurance, photographs. Every estate has a folder in a drawer nobody expected.
• Anything with real resale. Solid-wood furniture, tools, jewellery, a decent piano. An estate-sale operator or an auction house will tell you in one visit whether there is a sale worth running.
• Donation. Clean, dry, air-conditioned furniture only. Anything that has been in the garage through a summer will be declined.
• Removal. Everything left. That is the number you are pricing here.

Booking the removal for the day after the estate sale ends is the standard sequence, and the leftovers are usually a half to a full truck.

Working around probate and the house sale

Most estate cleanouts in Orlando are running against a closing date. Realtors here want the house empty and photographed before a listing goes live, because inventory moves and a cluttered listing sits.

Practical points: get the price in writing so the personal representative can approve it without a site visit; ask for a dated receipt and photos of the emptied rooms for the file; and if there are multiple heirs, do the walkthrough with everyone on a video call before anything is loaded. Once it is on the truck the conversation is over, so have it first.

Two trucks, one day
