The Orlando apartment problem: exterior stairwells
Most of this metro's rental stock is garden-style: two or three storys, open breezeways, exterior concrete stairs with a switchback landing halfway down. You see it everywhere along Semoran, Curry Ford West, Alafaya, John Young Parkway and out through MetroWest.
That geometry decides how a cleanout goes. A sleeper sofa has to be stood on end to make the landing. A king mattress folds, but a box spring does not, and it will not turn the corner unless the rail is fed through first. Anything with a glass top gets wrapped before it leaves the door.
None of that changes the price you were quoted. There is no stair charge and no long-carry fee. It changes how many people show up.
Downtown and Lake Nona mid-rises are a scheduling job
Buildings around Church Street, Thornton Park, Creative Village and the newer Lake Nona blocks have service elevators, loading bays and a move-out desk. The physical work is easy; the admin is not.
- Reserve the service elevator. Most buildings want a day or two of notice and a signed window.
- Ask whether a certificate of insurance is required before the crew can enter. We can supply one.
- Check the loading-dock height and hours. Some bays close at 5pm even though your lease ends at midnight.

Lease-end timing in this city
Orlando has two crunch windows and a permanent one.
Late July to early August. UCF and Valencia leases roll over and the Alafaya-to-Waterford Lakes corridor is solid with furniture. Book several days out; the 7am slots go first.
End of any month. Standard everywhere, worse here because so many leases in the hospitality corridor near Sand Lake and I-Drive are 12-month terms signed in the same season.
Shift work, all year. A large share of renters here work park, hotel and hospital shifts. Early-morning and late-afternoon windows are normal requests and cost nothing extra.
What the complex will and will not accept
Do not stack furniture beside the dumpster corral. Nearly every complex in the metro prohibits it, the cameras face the corral, and the charge lands on your final account with a contractor's markup on top. A mattress against a corral wall is the single most commonly billed-back item in this city.
If you are trying to protect a deposit, the clean version is: everything goes out on a booked pickup, the unit is empty, and you have a receipt with a date on it. That receipt is worth having when the itemized deductions arrive.
Eviction, abandonment and turnover for landlords
Property managers running units around Pine Hills, Azalea Park, Union Park and Kissimmee usually want the same three things: a number before dispatch, a crew that can work while the unit is vacant, and a photo record of what was removed.
All three are standard. Flat pricing means you can approve the spend from an email. Volume pricing means a unit full of abandoned belongings is $431 or $587 rather than an unknown. And a whole-unit clear is a single visit rather than three trips in a maintenance pickup.
How to get an accurate number in five minutes
Stand in the doorway of each room and take one wide photo. Include the closets, open. Include the patio or balcony — in this city there is almost always a broken drying rack or a rusted patio chair out there, and patio chairs are $30 each.
Send the photos, get a flat price, book the window. Pay when it is loaded. If you are handing keys back the same day, book the morning slot so the walkthrough happens on an empty unit.
